Floor Plan(s): Detailed plans, drawn to 1/4" scale for each level showing room dimensions, wall partitions, windows, etc. as well as the location of electrical outlets and switches.
Ceiling and outlet plans
Exterior Elevations: A blueprint picture of all four sides showing exterior materials and measurements.
Building Section(s): A vertical cutaway view of the house from roof to foundation showing details of framing, construction, flooring and roofing.
Enlarged Kitchen Plan and Elevations: Detailed drawings of kitchen cabinet elevations and other elements as required.
Enlarged Bathroom Plan and Elevations
Architectural or Engineering Stamp - handled locally if required
Site Plan - handled locally when required
Mechanical Drawings (location of heating and air equipment and duct work) - your subcontractors handle this
Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this
Energy calculations - handled locally when required
Framing layout with beams sizes and locations are not included in our house plans. Contact a builder, local building supply company, or engineer for framing layout.
Stock house plans do not come stamped by an architect or engineer. While our plans are designed to meet generally accepted national building codes, they are not designed to meet specific local code requirements. Some municipalities may require plan review by a licensed architect or structural engineer in your local area. Please check with your local building officials to determine if an architect's stamp is required. If so, you will need to have a local architect do this before construction begins.
