The proposed four-story condo is conceived as a timeless, modern architectural object that both reflects and contributes to the creative energy of Miami’s Design District. The building engages its urban context through a deliberate interplay of mass and void, light and shadow, solidity and transparency.
At its core, the design begins as a pure white cubic form, intentionally restrained and minimal. This volume is then strategically eroded and perforated to create a series of generous outdoor terraces, loggias, and recessed balconies. These carved moments not only activate the façade but also reveal a warm inner layer, a horizontal wood rainscreen that contrasts with the crisp stucco exterior while adding depth, texture, and human scale.
The ground level is envisioned as a flexible, publicly engaged zone, capable of accommodating gallery space, boutique retail, or creative office use. This level strengthens the building’s relationship to the pedestrian realm and aligns with the Design District’s culture of art, commerce, and social exchange.
The upper three floors are dedicated to residential use, each level occupied by a single, full-floor luxury apartment. Every residence is accessed via a private elevator that opens directly into the unit, reinforcing a sense of exclusivity, privacy, and arrival. The residences are designed with expansive glazing, generous ceiling heights, and seamless indoor-outdoor connections to maximize light, views, and comfort.
Crowning the building is a rooftop deck and pergola, conceived as both a retreat and a social destination. The roof offers 360-degree panoramic views of the Miami metropolitan skyline, and is outfitted with lounge seating, shaded areas, and an outdoor kitchen, providing residents with a resort-like amenity that celebrates Miami’s climate and lifestyle.
